Relieving Remodeling Hesitations

We’ve already learned from the 2017 Hanley Wood Cost v. Value Report that kitchen remodeling is worth your investment, with about 65 percent of the costs recouped. Even still, you might have hesitations on starting a project for various reasons. A recent 2017 Houzz & Home study found that the following are the top three renovation challenges for a kitchen remodel:

Other major hesitations you might encounter with kitchen remodels are time considerations and finances. Houzz reports that the top renovation triggers of 2017 include “Waited to have the time” (37 percent) and “Waited to have the finances” (36 percent).

In the above study, Houzz also reports that on average, 3.2 rooms were remodeled per house in 2016. If you have more than one room in mind for renovations, don’t hesitate to mention it! In another 2017 U.S. Houzz Kitchen Trends Study, research found that creating great rooms by opening up the kitchen to nearby rooms is very popular, with just over half of those surveyed indicating this as their reason for renovating. At the same time, 20 percent say they remodeled their kitchen and replaced doors and/or windows to have better views or access to the outdoors.

Smart Floor Plans – Think custom cabinets with efficient storage, refrigerators placed for maximum walking and working space and open shelves not only for easy access but also for a more stylish look.

 

 

Simple Color Splash – While white and grey kitchens offer a clean and modern look, 2017 trends have included just a splash of color to this universal design, with one accent wall of blue, green or other jewel tones to add personality to the room.

 

 

Wood Works – Classic kitchens with traditional features are still very common and entail great design, but homeowners have added a touch of rustic wood over the stove or on the island to give a stronger feeling of home.

 

 

 

Window Walls – Adding windows to the kitchen works wonders for including natural light in the room, but it can also add a nice backdrop as an accent wall for great design. Add a dark frame around your windows for a bigger, more dramatic draw to the featured wall.

Major Kitchen Remodel Updates: Faux Finish

We recently shared a major kitchen remodel that Wineteer Construction has been working on in Brookside. Since the kitchen flows into the living and dining room areas, the homeowner hired Finishes Unique, a Kansas City area painting and design firm, to update the walls with a custom faux finish. Their designers did a fantastic job creating a warm and inviting look through various hues and textures on the walls.

Why Remodel?

In addition to all of this, a 2017 Houzz study found that “renovators who bought their first home in 2016 spent $33,800 on home renovations, on average.”

Moving Disrupts

It can be difficult to find the perfect home that is on the market ready for you to purchase at the exact time you’re looking. If you do find a home you’re interested in, the next steps and decision-making process can be a quick (and stressful) turnaround. Depending on just how quick the turnaround, temporary rental situations might be necessary. Homeowners control renovations much better than moves, as projects can be planned and completed according to your wishes, on your desired schedule.

In 2016, the average interior remodel ranges from four to eight months (Houzz).

Aging-in-Place is on the Rise

One of the biggest factors to why homeowners choose to remodel instead of move is due to the ever-growing Aging-in-Place trend. Whether because of the great community they live in or because of the sentimental value the home has, homeowners are deciding more and more to remain in their home as long as possible. According to a HomeAdvisor 2016 Aging-in-Place Report, 61 percent of homeowners 55 years old or older plan to stay in the home indefinitely.

Spend the Summer in Style…2017 Patio & Deck Trends

With summer on the way as we approach the middle of May, many homeowners are ready to update their patios or decks in order to better enjoy spending more time outside. Whether planning for a graduation celebration, backyard wedding or simply relaxing with friends, now is the time to begin the outdoor remodeling projects!

According to the 2017 U.S. Houzz Landscape Trends Study, two-thirds of homeowners use their outdoor spaces for relaxing (69%), from gardening to entertaining to spending time with their family. In fact, we spend an average of 4.5 more hours weekly during the warmer seasons.

Top Outdoor Remodeling Trends

  • Two in five upgrades tackle patios or terraces (39%).
  • Overhead structures such as arbors or gazebos (26%), as well as decks (20%), are the next favorite, even among minor projects.

The Material Difference

Pressure-treated lumber remains the top choice for decking materials. This rugged exterior building product is rot and insect resistant. Not only is this material ideal for outdoor construction, it has a long, useful life span and is much less expensive than alternatives.

Composites are an excellent alternative that can withstand the elements. A big bonus is avoiding splinters and possible warping with traditional wooden decks.

Permeable materials such as pavers, mulch, and crushed rock are popular for other hard surfaces, such as paths or patios. Best of all, this provides a sleek and updated look to any backyard.

NARI’s CKBR Requirements

In order to obtain the CKBR certification, remodelers must:

  • Adhere to NARI’s Standards of Practice and Code of Ethics
  • Have a minimum of five years continuous experience in the remodeling industry
  • Have completed four kitchens and/or bathrooms per year
  • Completed 16 hours of continuing education
  • Successfully completed a comprehensive application that details their background and experience
  • Successfully complete a one-day written examination on business, construction, and remodeling practices related to kitchens and bathrooms
