Bathroom Remodeling – Shower in Style

Homeowners typically look at their bathroom as one of their first options for a remodeling project. It can become overwhelming trying to determine the upgrades/finishes, timeline, electrical and plumbing needs, and budget. One of the top bathroom design trends over the past several years has been installing walk-in showers with frameless glass enclosures and/or doors. Along with walk-in showers, bathroom remodels are incorporating freestanding tubs, heated floors, and open-layout configurations. Check out some of those ideas on Houzz for Bathroom Remodeling – Shower in Style!

Homeowners with a larger bathroom space typically traditionally hold a tub and shower, however, with a bathroom remodel, you can determine what fits your needs. Some homeowners find they never use a bathtub, so they use that space for a larger walk-in shower space. On the flip side, some homeowners want a standalone tub and a zero-entry separate shower. When it comes to the tub, most people are opting to remove the old Jacuzzi models and install freestanding bathtubs. Check out Signature Hardware’s selection.

Smaller secondary or guest bathrooms with a shower/tub combination can be converted into more usable space during your remodel.  Depending on your family phase at the moment, not having a tub in the home can be a daunting proposition for many, so think through the best option for you and your tastes. However, the remodel should be considered for future growth as well. Will you always need a tub/shower combo? There are many questions that homeowners should consider, which is why it’s important to partner with a design build contractor for your bathroom remodeling project.

Here are some more top bathroom design trends:

  1. Custom-built vanities
  2. Statement-making floor tiles
  3. Natural stone or wood-looking ceramic tile
  4. Natural light or sleek lighting fixtures
  5. Frameless glass doors and frameless glass enclosures
  6. Heated flooring
  7. Walk-in shower flooring

Home Renovations Should Add Value

Home Improvement ROI: A Room-by-Room Tour House Logic, a free source of information from the National Association of Realtors, has published a “Home Improvement ROI: A Room-by-Room Tour” which outlines the return on investment for each room in your home. Not all home remodeling projects have the same immediate increase in resale value. Depending on many factors, this remodeling research report outlines some key statistics in the home remodeling industry.

https://www.nar.realtor/research-and-statistics/research-reports/remodeling-impact

Americans spent $420 billion in 2020 on remodeling their homes.1 Among NARI members, 90% found a greater demand in contracting in remodeling work during the COVID-19 pandemic. Sixty percent of NARI members cited the scale of the projects increased either in a larger project or remodeling more than one room due to the pandemic.

The goal of any home remodel is to make the right choice for the long term, which is why many homeowners are searching for low maintenance options and energy-efficient upgrades. For the past few years, the ROI for remodeling a bedroom into a home office has plunged to 48.7 percent nationally. Mobile devices allow any room to temporarily shift to a workspace. Comparatively, the ROI for converting an attic space into a bedroom has skyrocketed to 77.2 percent nationally. The increased living space is ideal for either young children or for elderly family members who need at-home care.

Overall, exterior improvements consistently have the best ROI, most likely due to the curb appeal of these upgrades. Specifically, deck additions are making a comeback, with around 65 percent ROI in the Kansas City area. As the cost of building materials increases, it’s imperative to have the right deck remodeling contractor by your side. Contractors like Wineteer partner with families in Overland Park, Olathe, Lenexa, Leawood, and the entire Kansas City area to maximize their space, budget, and timeline. Wineteer takes the time to listen to the homeowners and determine the best solution to their design wants and needs.

Still, many homeowners are not focused on placing their house back on the market. Instead, they are crafting renovations to showcase some personality and improve quality of life in a home they love. A major kitchen remodel, which includes replacing fixtures, wall coverings, flooring, cabinets and countertops, has a 55.6 percent ROI in Kansas City. Still, these upscale renovations remain extremely popular. “Over the last 10 years, homeowners have spent more on kitchen remodeling than any other home improvement category,” according to House Logic.

Multi-Generational Living Requires Space and Expert Design

multigenerational For the first time since the 1950s, more extended families are seeking dual-living floor plans and building in-law suites to allow for two, three or more generations to reside in one home, or at least on one piece of property.

This type of cohabitation can be for consistent short-term visits or more long-term, permanent situations. The reasons vary. Often, the move can provide a consistent caregiver to a young child, or a loved one can receive home care from a family member. It is also a great fiscal solution, by sharing expenses for utilities to a mortgage to even vehicles.

“Human beings have always been dependent on extended family, and we’re starting to get back to that,” says John Graham, author of All in the Family: A Practical Guide to Successful Multigenerational Living. “It’s something that we sort of lost over the past 50 years.”

Our partners at LifeWise Renovations make it possible for your loved ones to live safely and comfortably for years to come, by combining affordable remodeling services with the expertise of health care professionals. These trusted aging-in-place and universal design experts understand the benefits of:

  • Wider doorways/hallways and level flooring.
  • Bathroom assistive devices.
  • Better functioning appliances and kitchen cabinetry.

Remodel for Life
When it comes to multi-generational living, the main concern is allowing enough space to respect privacy and independence. This can be accomplished by converting a pool house or garage into an extended living space, or by adding an apartment onto the main house, with:

  • A spacious first-floor bedroom.
  • An additional master bathroom.
  • A small kitchenette.
  • A separate living area.

The next concern is ensuring an addition will match your existing exterior esthetic, and that any interior changes create an easy flow, in order to retain a high resale value. Essentially, these improvements should be a redesign, not a retrofit.

Before making any quick decisions, it is best for the entire family to understand all of the options. A big project can take weeks to plan, but a smart approach will save time and money in the end. Our experts at Wineteer Construction will help you determine how much your maximum budget will accomplish. We will also investigate any property rules for your area and neighborhood.

Houzz.com Reveals Who Is Renovating Their Home…Why…and How

Houzz.com, an online platform for home remodeling and design information, recently published the “2015 Houzz & Home survey.” The survey revealed that more than half of homeowners renovated their homes in 2014. The spike in renovation projects was linked to findings that homeowners 45 to 64 years old finally have money and time to remodel, while homeowners under 44 years old (including Millennials) have recently purchased a house.

The Houzz survey identified Baby Boomers (55+) lead in amount of investment. For example, Baby Boomers (55+) spent, on average, twice as much or more on a kitchen remodel as Millennial homeowners. The survey also found that more than half of households with owners who are over 60 years old are planning to age in place, so home modifications are focused on universal design.

What Drives a Remodel?

The experts at Wineteer Construction agree with the survey findings about the driving factors for making renovation choices. According to the Houzz survey, the top driving factors include:

  1. Improving design/look & feel
  2. Improving functionality
  3. Increasing resale value
  4. Improving energy efficiency
  5. Minimizing costs
  6. Preventing or addressing health concerns
  7. Integrating green/sustainable materials
  8. Integrating smart technology

A majority of 2014’s remodel projects were interior enhancements, rather than necessary improvements to a home’s structure. Homeowners focused on remodeling their kitchen, bath and living/family room spaces.

Final Week: Wineteer Makes L’Cove the Spot to See and Be Seen

After nearly three months of renovations—stripping a 1,200-square-foot space down to the basics and building it back to a stunning addition—Wineteer Construction is proud of our completed work with L’Cove.

Wineteer was selected as the construction partner for Avenues Bistro, located in the heart of Brookside in Kansas City. At the end of November, Avenues Bistro opened L’Cove, a lounge located directly next door to the current space, serving cocktails, desserts and other sumptuous dining options.

Our team was honored to be part of making L’Cove’s presence known as a premiere space for intimate dining and group gatherings. The open floor plan includes a long, wrap-around bar. The inviting warm and cool colors in L’Cove mix with natural light from a row of windows, which at night offers a trendy, hotspot peek to people passing by.

The project has already been featured in Feast Magazine. Read about the owner’s vision, from the expansion to the refreshed menu.
