The Kids Are Gone! It’s Time for a Home Remodel

As we approach the graduation season, it’s a momentous occasion for some families, whose teenagers or young adults are embarking on the next chapter. Many will move outside of the home into the next step of their lives, albeit college, tech schools, work force, or military. As parents adjust to the “empty nester syndrome,” it may be time to remodel and renovate your home with some new life. So instead of “kids are gone… we’re so sad”… think about it like: “The Kids Are Gone! It’s Time for a Home Remodel!”

Between holiday visits and summer vacations, the house may seem quiet and empty, so why not remodel to fit the new phase of your life? Have you considered a kitchen or bathroom remodel to add some new energy into your home? Another renovation that seems to be an obvious one is transforming the guest room to accommodate for visitors and guests.

Remodel a Space to Make a Huge Impact

Houzz.com recently published its 2023 U.S. Houzz & Home Study: Renovation Trends, which revealed that many homeowners are remodeling for the long run, intending to stay in their homes for 11+ years. Nearly 3 in 5 homeowners remodeled or decorated in 2022 (58% and 57%, respectively),and nearly half made repairs (48%). The top locations for interior residential renovations are the kitchen and bathroom. Also, another increasingly popular renovation is aging in place modifications to make the home safe for the aging homeowners.

The below chart shows the frequency of renovations from 2020, 2021, and 2022. If you notice, the trend is increasing each year for interior room remodels, home system upgrades (plumbing, electricity, HVAC, etc), home exterior upgrades, outdoor upgrades (patio, porches, pool areas, outdoor kitchen, deck, etc), and home additions.
Frequency of Renovation Activity and Number of Projects Among Homeowners Who Renovated

Hiring Home Remodeling Professionals

Not all home remodeling companies offer in-house design services. However, companies like Wineteer offer in-house design services from the company owner. The design element of the process is critical for the homeowner to visualize the remodel.

While homeowners hired specialty service providers most frequently in 2022 (46%), construction professionals —such as general contractors and kitchen or bathroom remodelers — came in a close second (44%). The share of homeowners who relied on construction pros grew by 6 percentage points (from 38% in 2021), as did the share relying on design-related pros (growing from 20% in 2021 to 26% in 2022). – https://www.houzz.com/magazine/2023-u-s-houzz-and-home-study-renovation-trends-stsetivw-vs~166887998

Home Renovations Should Add Value

Home Improvement ROI: A Room-by-Room Tour House Logic, a free source of information from the National Association of Realtors, has published a “Home Improvement ROI: A Room-by-Room Tour” which outlines the return on investment for each room in your home. Not all home remodeling projects have the same immediate increase in resale value. Depending on many factors, this remodeling research report outlines some key statistics in the home remodeling industry.

https://www.nar.realtor/research-and-statistics/research-reports/remodeling-impact

Americans spent $420 billion in 2020 on remodeling their homes.1 Among NARI members, 90% found a greater demand in contracting in remodeling work during the COVID-19 pandemic. Sixty percent of NARI members cited the scale of the projects increased either in a larger project or remodeling more than one room due to the pandemic.

The goal of any home remodel is to make the right choice for the long term, which is why many homeowners are searching for low maintenance options and energy-efficient upgrades. For the past few years, the ROI for remodeling a bedroom into a home office has plunged to 48.7 percent nationally. Mobile devices allow any room to temporarily shift to a workspace. Comparatively, the ROI for converting an attic space into a bedroom has skyrocketed to 77.2 percent nationally. The increased living space is ideal for either young children or for elderly family members who need at-home care.

Overall, exterior improvements consistently have the best ROI, most likely due to the curb appeal of these upgrades. Specifically, deck additions are making a comeback, with around 65 percent ROI in the Kansas City area. As the cost of building materials increases, it’s imperative to have the right deck remodeling contractor by your side. Contractors like Wineteer partner with families in Overland Park, Olathe, Lenexa, Leawood, and the entire Kansas City area to maximize their space, budget, and timeline. Wineteer takes the time to listen to the homeowners and determine the best solution to their design wants and needs.

Still, many homeowners are not focused on placing their house back on the market. Instead, they are crafting renovations to showcase some personality and improve quality of life in a home they love. A major kitchen remodel, which includes replacing fixtures, wall coverings, flooring, cabinets and countertops, has a 55.6 percent ROI in Kansas City. Still, these upscale renovations remain extremely popular. “Over the last 10 years, homeowners have spent more on kitchen remodeling than any other home improvement category,” according to House Logic.

Wineteer Construction has mastered designing creative, yet practical, specialty projects, like large decks, room additions and upscale kitchens. 5 Ideas for an Exterior Home Remodel

As with any home remodeling project, there are many factors to consider. Everything from your budget and timeline to space optimization and trendy colors, homeowners around the Kansas City area are turning to contractors like Wineteer Construction to complete a whole home, or exterior home remodeling projects. This article will provide 5 Ideas for an Exterior Home Remodel to consider as we can enjoy all four seasons in the Kansas City area. Let’s begin!

#1. The first of the 5 Ideas for an Exterior Home Remodel is the exterior paint and aesthetics. Many neighborhood associations will flag homes in dire need of a paint job, so the exterior of homes around Kansas City are well maintained. However, with an exterior home remodel, you may want to revamp your existing paint color from the browns and tans to the grays, or even white palettes that are trendy in 2023. In addition, homeowners have many other considerations when it comes to the actual exterior texture of their home.

  • Are you keeping the brick? Wood facade? Siding?
  • If you change the exterior paint color, will you need to change the trim? Garage door color?
  • Do you want to add a pop of color on the garage doors or front door?
  • Is now the time to consider window or front door replacements

2023 remodeling ideas

There are endless options when it comes to remodeling the exterior of your home. When homeowners decide to proceed with a home remodel, one of the first spots they tend to “research” is on Pinterest, Houzz, or simply Google. Homeowners can easily become overwhelmed with the amount of options available for home remodeling. So many of our clients around Overland Park, Lenexa, Olathe, and all of Johnson County, have found that partnering with a reputable contractor like Wineteer has made the experience entirely different and enjoyable. With Wineteer, the process is different than other Kansas City home remodeling contractors. We take the time to listen to the client from the very beginning and understand their desires, wants, non-negotiables, while offering our expertise on design choices and spacial suggestions. Together, the partnership is unmatched.

Another aspect of the exterior paint and aesthetics are the windows. Replacing the existing windows and doors can have a huge impact on many factors of your home, including energy efficiency, temperature regulation, appearance, and overall an increase in your home’s value.  If you’re in the Kansas City area, reach out to Wineteer Construction for your window replacement needs!

#2. The second of the 5 Ideas for an Exterior Home Remodel is the landscaping. Before we begin the exterior of the home, will any of the landscaping be impacted, moved, changed, or added? Is the homeowner changing the shrubbery surrounding the front door? Will the stones to the doorway change? Will the flower beds be extended or replaced? All of the landscaping impacts the home’s exterior and should be considered before the exterior home remodel begins.

#3. The third idea for an Exterior Home Remodel is adding character. Have you ever driven into a neighborhood and each house looks the same? Same paint palette, same configuration and elevation, same landscaping, etc. While you’re considering an exterior home remodel, or any home remodel, why not add some charm? Now is the time to add that pop of color to your front door or garage. Have you wanted to do some cool outdoor plants, or solar lights? Now’s the perfect time. Adding any character, or charm, to your home truly makes it yours. These are the simple, and inexpensive, details that people will notice, and fall in love with!

#4. The fourth of the 5 Ideas for an Exterior Home Remodel is to consider your home’s concrete, including your sidewalk, driveway, walk way, porch, patio. This seems like such a boring consideration, but think about it for a moment. Your home’s concrete driveway and sidewalk are one of the first aspects of a home that people see. If your concrete is damaged, uneven, or cracking and crumbling, this is simply an eyesore. In addition to the aesthetic displeasure, this can be a dangerous situation. The #1 visit in hospital emergency rooms is due to falls. Be sure your exterior concrete is safe, secure, and level.

5 ideas for remodeling projects

There’s also a layer of creativity you can add to your home through the concrete. This article, 22 Concrete Driveway Ideas to Enhance Your Home’s Curb Appeal, showcases some really cool creative ways to draw attention to your home, including concrete tiles, pavers, colored concrete finishes, polished and stained concrete, and even two-toned concrete.

#5.  The final of the 5 Ideas for an Exterior Home Remodel is a home addition, including a new patio, extended kitchen, outdoor kitchen, or renovation the front porch. When it comes to considering the home addition path, you should consult with a local design and build form. Companies like Wineteer Construction help homeowners in the Kansas City, Overland Park, Leawood, Olathe, Lee’s Summit, and Brookside complete the most beautiful and seamless home renovations. There are so many options out there when you begin the journey of a home remodel. Feel free to reach out to the team at Wineteer Construction for design and budget discussions. Brookside Remodeling: The En Suite Bathroom

bathroom in warm tones with zero entry shower The final remodel project for this Brookside home was the master bathroom. As our Wineteer team talked with the client about their master bathroom, we listened to their concerns about the small space limitations for their day to day lives. Our focus for this project (as with the other two) was to create art within the remodeled elements of the house and create a more functional space.

To add space, we built out the bathroom into the garage. This added two feet of space and allowed Wineteer to add a closet to the bathroom, bringing the client’s vision to life. We also pushed the wall back into the master bedroom so we were borrowing a little bit of space from multiple areas in the house. Now the couple’s smaller closet is in the bedroom but the larger closet is in the bathroom, which makes it easier to dress and prepare for their busy days.
Quartetto tile floors in yellow and gray

bathroom in en suite with orange and cream colored knobs Before the remodel they had a tiny shower that didn’t work for them. We added a much larger zero entry shower with Quartetto tile designs on the shower walls and small, penny round tiles on the shower floor. bathroom countertop with matte black faucet For fixtures, we used a Moen plumbing line called Weymouth that has very traditional-looking knobs and faucets. To ensure a personal touch the fixtures on their cabinetry are from their old coffee bar. The knobs are unique red, brown, and yellow hand-blown glass knobs, from an artist our client loves. There is blown bicycle glass on the sconces in the bathroom, which ties in to the glass feature in their kitchen. Throughout each project we were able to find small ways to tie the home together and create a cohesive yet artistic look.

The focus of this entire project was to create art within the remodeled elements of this house. We expanded the Brookside home to fit our client’s needs while keeping the character of the Storybook home in tact. We took the time during this home remodel to bring out their personal touches and the artistic elements that were meaningful to our clients. All projects are a collaboration between ourselves and our clients and we loved having the chance to create art with this kitchen and bathroom remodel. At Wineteer Construction we will deliver a finished project that ensures that your new space is perfect for you and help you add personal touches to make your next project a remodel for life.

Major Kitchen Remodel Weeks 1 & 2: Deconstruction

The Wineteer Construction team is thrilled to be working on a complete kitchen remodel project in Brookside. The homeowners’ top goals are to increase functionality and accessibility throughout their kitchen, especially as they grow older. All of the old appliances were donated to Habitat Kansas City ReStore. View our initial blog on the project for more information >

As we wrap up Week 2 on the project, our deconstruction phase is coming to a close. We have finished a total gut of the kitchen and taken out a wall for additional counter space. The washer and dryer will be walled off more, new cabinetry, appliances and painting will be coming and the beautiful island that was already in place will be brought back in. Once we have completed the remodel, the kitchen will transform into a much larger and updated area to better entertain guests and increase cooking functionality.

View some before and after photos so far, and stay tuned as we continue this major kitchen remodel! Contact us if you’re ready to start your next remodeling project.

Houzz.com Reveals Who Is Renovating Their Home…Why…and How

Houzz.com, an online platform for home remodeling and design information, recently published the “2015 Houzz & Home survey.” The survey revealed that more than half of homeowners renovated their homes in 2014. The spike in renovation projects was linked to findings that homeowners 45 to 64 years old finally have money and time to remodel, while homeowners under 44 years old (including Millennials) have recently purchased a house.

The Houzz survey identified Baby Boomers (55+) lead in amount of investment. For example, Baby Boomers (55+) spent, on average, twice as much or more on a kitchen remodel as Millennial homeowners. The survey also found that more than half of households with owners who are over 60 years old are planning to age in place, so home modifications are focused on universal design.

What Drives a Remodel?

The experts at Wineteer Construction agree with the survey findings about the driving factors for making renovation choices. According to the Houzz survey, the top driving factors include:

  1. Improving design/look & feel
  2. Improving functionality
  3. Increasing resale value
  4. Improving energy efficiency
  5. Minimizing costs
  6. Preventing or addressing health concerns
  7. Integrating green/sustainable materials
  8. Integrating smart technology

A majority of 2014’s remodel projects were interior enhancements, rather than necessary improvements to a home’s structure. Homeowners focused on remodeling their kitchen, bath and living/family room spaces.
