The homeowner of this award-winning design and remodeling kitchen in Shawnee was ready to bring their vision to life. The homeowner needed design and layout direction from the team at Wineteer, who has an in-house designer. The homeowners wanted to create an open layout full of culture, color, and natural light.

The deconstruction began with removing the interior walls and removing the existing triple archways.

The project layout was proposed, designed, and built by Wineteer. Our designer, Nick McIntyre, suggested this layout to provide the most flawless results, and designed the kitchen in a 3D modeling software.

A challenge that was encountered during this residential kitchen project was the furnace. When the interior walls were removed, the old furnace needed to be moved to allow for the unit to be vented properly. While removing the old furnace, the homeowner opted to replace with a 90% more efficient furnace that vented outside. This was a challenge that was executed properly, within the timeline, and within budget.

  • Coverage ability for worker’s compensation, property damage, and personal liability.
  • Timeline or working hours for their remodeling to ensure it doesn’t hamper your life.

Functional Bathroom and Laundry Remodel

bathroom remodel For this Overland Park, Kansas bathroom remodel, the homeowners wanted the laundry room closer to the master bathroom. To accomplish this, the Wineteer team designed and built out a room off of the master bathroom and closet areas. This new expansion allowed for an opening of additional space and helped the homeowner gain the space for the laundry room. The laundry room was designed to fit a front-loading washer and dryer with a countertop directly above the two appliances. This allowed the homeowners space and room to transfer loads of laundry and fold the laundry on top of the machines. This was a “must-have” that the clients wanted due to the proximity to the master closet.

Maximize the space in your laundry room

Wineteer’s team also installed a small cabinet to house laundry detergent and cleaning stainless steel faucets and fixtures in bathroom products so they are hidden from the standard view. We also elected to add a rod for hanging clothes above the appliances in case the clothes are not yet ready to be transferred to the master closet, or require air drying. The laundry room can also be separated (closed off) with a simple accessible-friendly door. The new layout on this bathroom and laundry remodel allows for more intentional space, functional countertops, and efficiencies. 

Endless shower options for a bathroom remodel

In the master bathroom remodel portion of the project, Wineteer’s design team had a clear vision from the client. The team removed a built-in tub and replaced it with a free-standing oval-shaped tub. accent tile in shower caddy and panel in grays and greens The tub is centered below the window (which has rain glass to allow for privacy and natural light), creating a focal point in the bathroom. We also transitioned the shower from a standard shower with a lip to a barrier free shower and made the shower feel even larger with a frameless half-wall of glass.

Barrier-free showers utilized for aging in place modifications

There are many reasons why homeowners are opting for barrier-free showers, one of which is the ease of aging in place modifications. The risk of falling is greatly reduced when the ledge of the shower is removed. The ability to roll in a wheelchair, or walker, is ideal for a barrier-free shower, allowing the homeowners to live in the home unassisted for a much longer time. For the wainscot around the tub and shower area we used a large format 12 x 36 inch tile. This embossed tile levels up the space for a timeless look.

In the new barrier-free shower, Wineteer placed a border of smaller, unique tiles through the space vertically to house the rain shower head and inset shower caddies. This pop of color adds dimension and texture to the space and coordinates with the penny tile used on the shower floor. Fixtures in the shower are all chrome, matching the chrome shower handle and the chrome tub fixtures.

New cabinets can elevate your bathroom remodel

The bathroom cabinets are painted white, both brightening the space, and elevating the look. The homeowners decided on a unique design choice – to add a center tower cabinet between the two vanities. This creates additional storage for the vanity and sink area, and the ability to put toiletries behind a door and not on the counters. All cabinet doors are inset to provide the clean and seamless look you see here. The countertops are quartz and hardware and drawer pulls are chrome. This was an amazing project for the Wineteer team to work on with our long-time clients. But it didn’t stop here! Barrier Free Shower and Bathroom Remodel

Wineteer’s team grows together, and has the same crew working in the home throughout the entire remodel. This is a unique aspect for a home remodeling company, as many subcontract all of their work. This homeowner in Mission Farms, Kansas wanted to remodel their master bathroom. The master bathroom entailed the removal of a large whirlpool tub. While this was not an aging in place project specifically, the amount of space afforded by the removal of the tub for a barrier free-shower, or zero entry, makes it look as though it was. Our design team and craftsmen utilized the natural light and capitalized on the orientation of the seat, window and walls in conjunction to one another.

This particular client prefers a more contemporary, California-influenced style in their home and surroundings, and this did the trick. The large format floor tile is a nice contrast to the shower tile. Heated floors provide a nice respite to the cold winters of the Midwest.

Waldo Home Build-Out Renovation

It’s true to say… once you work with Wineteer, you become family. We have many homeowners around the Overland Park and Kansas City area that have partnered with Wineteer for many remodeling projects over the last three decades. Wineteer is one of the most established and experienced home remodeling companies in the Kansas City area, specializing in the upfront design. The below pictures are from a home that we remodeled in Waldo, Missouri. Waldo is known for its vibrant community full of homes of all sizes and ages.

The below pictures show an exterior view of a Home Build-Out Renovation where the Wineteer team has performed many remodeling projects over a period of some twenty years. The first project entailed replacing the windows at the front of the home and constructing the dormers at the roof. The scale of the dormers in relation to the house was important to the homeowners, so we spent a good amount of time mocking up representative models to demonstrate what the final installation would look like.

Subsequent projects at this Waldo home include a complete attic build out, master suite renovation, porch renovation, exterior painting and window replacements. Home Improvement ROI: A Room-by-Room Tour House Logic, a free source of information from the National Association of Realtors, has published a “Home Improvement ROI: A Room-by-Room Tour” which outlines the return on investment for each room in your home. Not all home remodeling projects have the same immediate increase in resale value. Depending on many factors, this remodeling research report outlines some key statistics in the home remodeling industry.

Americans spent $420 billion in 2020 on remodeling their homes.1 Among NARI members, 90% found a greater demand in contracting in remodeling work during the COVID-19 pandemic. Sixty percent of NARI members cited the scale of the projects increased either in a larger project or remodeling more than one room due to the pandemic.

The goal of any home remodel is to make the right choice for the long term, which is why many homeowners are searching for low maintenance options and energy-efficient upgrades. For the past few years, the ROI for remodeling a bedroom into a home office has plunged to 48.7 percent nationally. Mobile devices allow any room to temporarily shift to a workspace. Home Improvement Projects to Tackle This Fall

Kansas City is beginning to see a little glimpse of fall, beginning with slightly cooler temps, shorter daylight in the evening, and of course the start of the KC Chiefs season! It’s common to have a laundry list of tasks that eventually need to be done, but we have a few to help you check off the Home Improvement Projects to Tackle This Fall. 

#1: Clean Out Those Gutters

Yes, this isn’t a luxurious task, or one that you will see drastic improvements with, but it’s important. Think ahead at the rains heading our way… if the gutters are clogged, this can cause some serious water issues. The gutters work overtime in fall and winter, both battling water, ice, freezing temps, and leaves/tree debris. Clear gutters will help the water flow away from the home, reducing the amount of damage and stress on the roof and home.

#2: Irrigation Systems 

We all know the first freeze is right around the corner. Kansas City can literally go from 70 degrees to 25 degrees overnight, or even within hours.
